The said property is secured by a contractor and a lock change is performed in complete accordance with the insurer or investor guidelines. If the said property is found to be pre-foreclosure, the locks will be changed on the secondary door whereas in the case of post-foreclosure, all locks will be modified. Throughout these procedures, the said property undergoes regular inspections to make sure that it is free of damages and debris. Proper documentation including photos and carefully written records are also created.
 Winterization: For the harsh winter season when maximum damages unleash their wrath on your property; we carry out the winterization of all plumbing fixtures of the property; such as the sinks and toilets etc. Air compressors are utilized to blow out all water from the various pipes. Antifreeze is used and stickers are applied on all fixtures mentioning the precise date of winterization.

The internal debris of the property is removed in complete accordance with the investor guidelines whereas the external debris is transported to a licensed dumping facility.
 Convey Maintenance: After the property has been conveyed to HUD, a small amount of time is allowed to a mortgage servicer to declare that the said property is in ‘convey condition’. The next step is the confirmation of the status of the property by contractors after which, a schedule for the initiation of maintenance is initiated and the convey maintenance work orders are submitted to the client.
 Lawn Maintenance and Snow Removal: We make sure that the lawn of the said property is maintained and that it is clear of any traces of snow during the winter.
